Did you know that under Part Q of Permitted Development rights you can convert an agricultural barn into a dwelling? This barn is being developed as a four-bed family home, and will be have a high level of insulation and low energy technologies to minimise its carbon consumption.
Permitted Development rights are a faster way through the planning process, and as long as you meet the criteria, permission is guaranteed. There is no obligation to even apply, but most clients do make a submission for a Lawful Development Certificate, as it is helpful to have paperwork in place if you ever wish to sell.
In order to be eligible for this sort of conversion the building must not be in a “designated area” (Conservation Area, National Park etc.), and you can’t exceed the existing envelope of the building. There is some scope for external material changes and new openings, suitable for the new use, but these are easily captured in an application.
