Northamptonshire Village Pre-School

This week’s education spotlight focuses on this fantastic project to provide a new pre-school building alongside an existing village hall in Northamptonshire. This a complex project, located in a conservation area, with challenging topography and site constraints. The design approach is to provide a familiar and sensitive building form, but with a number of contemporary touches to make the building more interesting and unique. 

With planning approval now achieved, we are excited about working with the Village Trust to secure funding, and to convert this virtual design into a built reality providing a new pre-school facility at the heart of this village community. 

What is a Certified Passive House?

By now, you may be familiar with the general concepts of what makes a Passivhaus or Passive House.  A high quality home which prioritises the comfort and wellbeing of it’s occupants through superior air quality, and which is energy efficient with cheaper running costs.  In order for a home to become certified, it must be designed and built to the Passivhaus standard.  In this article we take a brief look at what that means, and how a home can become a certified Passive House.

In the UK, Passivhaus Standard generally involves:

  • accurate design modelling using the Passive House Planning Package  (PHPP)
  • very high levels of insulation
  • extremely high performance windows with insulated frames
  • airtight building fabric
  • ‘thermal bridge free’ construction
  • a mechanical ventilation system with highly efficient heat recovery

The Passive House Institute (PHI) in Darmstadt, Germany, developed the Passivhaus standard based upon rigorous scientific research and testing.  One of the original drivers for developing the Passivhaus standard was to close the large gap between how buildings were designed to perform and how they actually perform once occupied.

In the UK, there are occasionally claims that buildings meet or exceed the Passivhaus standard simply because they might meet one or more of the requirements.  Other claims can be that buildings are designed using “Passivhaus principles,” a term not endorsed by the Passivhaus Trust as the building does not meet all of the quality assurance requirements.  A building may not be described as a Passivhaus unless it has been modelled using the PHPP and meets ALL of the requirements of the Passivhaus standard.  The PHI established a process to certify buildings meet the Passivhaus standard, and PHI publishes quality assurance criteria.

There are a series of quality assurance requirements to be met in order to certify that a building is a Passivhaus/meets the Passivhaus standard, including the use of the PHPP, pressure tests taken to the required standard and photographic records of the project, to name a few.

On occasion, buildings may come very close, but fail to meet one or more criteria, for example, peak load or airtightness targets.  In this instance, the PHI Low Energy Building standard can be awarded.  It is not, however, the intention that projects should start out aiming for this standard.

To achieve certification, all Passivhaus projects must be signed off by an independent accredited Passive House certifier who ensures that all of the quality assurance requirements have been met.  These organisations must be separate to the main design team and provide impartial verification that all Passivhaus criteria have been satisfied.

What are the advantages of getting a building certified?

  • Certainty that the agreed upon energy standard will actually be achieved. 
  • Increase in property value through the independent quality assessment.
  • The reviewed energy balance using the PHPP can be submitted for various subsidy programs.
  • The certifier can spot energy saving measures which would be too costly and go above and beyond what is required for the Passivhaus standard.  This can save unnecessary construction costs.

An overview of the certification procedure:

  • Initial check – at the start of the project – The certifier will check whether the project contains special aspects and will clarify how these should be assessed in the building certification.  
  • Preliminary review – design phase – Assessment of the concepts for the design, insulation and building services, and of the preliminary version of the PHPP calculation for consistency with the certification criteria.
  • Design stage review – before the start of construction work – All energy-relevant planning documents, the technical data of the construction products and the complete PHPP calculation should be submitted to the certifier preferably before the start of the construction work. After a careful review and comparison with the energy balance calculation, the certifier will inform the client of any necessary corrections. If all is well, the certifier will confirm that the envisaged energy standard will be achieved with the implementation of the planning at hand. Execution of the construction work can now begin 
  • Queries regarding certification – continually during planning and construction – For planning decisions which affect the energy balance, it may make sense to coordinate with the certifier at an early stage how these decisions will be assessed in the context of certification if the Passivhaus designer is uncertain. 
  • Final review – after completion of the construction work – After completion of the construction work, any changes to the planning will be updated in the final review and proof from the execution of construction work (e.g. airtightness test, documentation of flow rate adjustment of the ventilation system, construction manager’s declaration) will be checked. 

If all criteria have been fulfilled, the building owner will receive a certificate, a supplementary booklet with documentation of the energy balance calculation and all relevant characteristic values of the building, and an optional wall plaque.  The authenticity of the certificate will be confirmed by an identification number that will be specially issued to the certifier by the PHI.

How much does it cost?

There are no centrally fixed prices for certification. Each certifier calculates their offer so that the expected expenses for meticulous checking of the respective building are covered. In addition, a modest fee is included in this calculation which every certifier pays to the PHI to cover expenses for the on-going support and resources that it provides to all certifiers.  One you have chosen your certifier, you can get in touch and ask for a quotation.

5 Years For Jess!

We are very pleased to say that our Architectural Technologist, Jessica Moore, is celebrating being with us here at Thinking Buildings for 5 years!  Jess graduated from The University of Derby with a BSc in Architectural Technology and Practice, and joined us in 2019.

Based in our Derbyshire team, Jess was recently heavily involved in the design of the new Post 16 building at John Port Spencer Academy, where she opened the facility earlier in the year.  This was a notable event, as Jess was previously a pupil at the school, exemplifying what is possible to the pupils.

Jess has also enjoyed working on the interesting timber framed office building we are designing in the Falklands for Consolidated Fisheries, and the luxury car showroom under development for Hillmoren.  She is currently doing great work on another Spencer Academies project, Heanor Gate Spencer Academy.

Alexandra Park School Sixth Form Video

Our Education project spotlight continues with a fly around of this new sixth form building at Alexandra Park School in Haringey, London. Construction is due to start on site this summer and we’re really excited to see this one rise up from the ground. 

Obtaining planning was a challenge on an extremely constrained site located in the designated Metropolitan Open Land (MOL). Thinking Buildings worked successfully with Miriam Owen at Edgars to justify to the planning department that the benefits of expanding the school outweighed any potential harm. This was a really good example of setting out a clear planning strategy and engaging with the planning authority to gain support. 

The scheme provides seminar rooms, study spaces, and a large social area with access to a covered social space, and is expected to be completed for use by the school for September 2025. The planning approval included a roof terrace to maximise outdoor amenity space. 

The contractor is Alcema Limited and we are working together to finalise the technical design ready for the start on site. Other consultants include CBG Consultants Ltd providing mechanical & electrical, Cole Easdon highways and Jackson Purdue Lever as structural and civil engineers. 

Luxury Cars Sales Site Moves Forward

We’re delighted to confirm that our luxury cars sales site in Leicestershire is moving ahead, with Thinking Buildings now commissioned to develop the detailed design to meet the technical standards, and support the tendering process.

The scheme is for the construction of a purpose designed site for luxury car sales in Leicestershire. Our client, Hillmoren, currently operates from a small site approximately 1 mile from the application site.

The site is very much focused on sustainability, with the 2 buildings having large areas of solar PV. The site will house many EV vehicles, with the PV being used to keep them charged whilst on site. On site rainwater harvesting is being investigated to gather water for use in car cleaning prior to sale. The new buildings have been designed with barn-inspired architecture using natural materials for the main body of the buildings.

Hillmoren are not a typical car sales company. They specialise in high value luxury cars and have developed a niche for sales of electric vehicles, in particular Tesla. They are not a main dealer or franchise, but a private company. Sales are primarily through their specialist website, with many sales being completed online. Visitors to the site are limited and for the new site will be by appointment only.

The Thinking Buildings Summer Social 2024!

It’s not quite all work this month as we have just come back from a great trip away in the Lake District for our annual summer get together.  We took in the magnificent cathedral cave on one of our walks and also took part in some Canadian canoeing.  We canoed up Lake Coniston to a beautiful island, where we learnt to make fires and cook from scratch, one team making a chickpea curry and the other a jackfruit chilli.  James’s team won with their chickpea curry!  It was very close though and they were both delicious. A huge thank you to the wonderful team at Adventure 21 who were incredible throughout our entire day.

Some of us also climbed Scafell Pike, prompted after climbing Yr Wyddfa on our social last year.  It was arduous and the weather was against us once again.  It took us 9 hours, after a somewhat lengthy detour when we lost the path, but it all made for a stronger team building exercise…!! We had a lot of fun and laughs together over the trip. Such a tonic, before returning to the busy months ahead of us.
